A Win for the Owners with TIC

As a long time owner of my Brisbane unit in a complex of just 6, I have been concerned for some years at the fees we paid to the Body Corporate Manager and in particular, some of the 'hidden' charges for disbursement items such as $1 for receiving an email, $7 per lot for obtaining an insurance quote, $0.50 for a photocopy page and numerous other charges which were passed on to owners every month.

As chairman of my committee, I decided to do something about it this year and so prepared a small spreadsheet and compared the cost of using the existing manager with what we would pay if we were to switch to Club Body Corporate, an arm of The investors Club.

Many of these items are free with Club Body Corporate or if there are charges, are much more reasonable, just $0.10 per photocopy page, for example.

Along with the correct wording and other helpful documents provided by Club BodyCorporate, I submitted a motion for inclusion in the AGM and circulated an email explaining my reasons for doing so to the other owners. The upshot was that we voted 3 votes to 1 to change managers with a projected saving this year of over $200 per lot per. That may not sound a great deal of money, but it is a 16% reduction in my Admin fees and should continue to make similar savings for many years.

Just to give you some feedback, I must so far rate Club BC as A1+ at the moment. You have given me more service and advice than I received in the previous 5 yrs combined from the previous BC managers  where every question seemed to be an imposition on their time, if indeed I could get them on the phone when I first rang.

Super Savings

We recently compiled a quote for the Body Corporate Management of a complex consisting of 5 townhouses in Brisbane. The fee for Club Body Corporate to manage the Scheme came to $650.00 + GST. Today I received the counter-quote for the current manager to renew their management. It came in at $1090.91 + GST.  Club Body Corporate will be saving this Scheme 40% off their current Management Fees. This equates to an annual saving of more $85.00 for each owner!
